Ironwood Heights Phase II Ready for Occupancy


Guam – Ironwood has announced the opening of their 400th affordable housing unit on Guam.  Ironwood Heights Phase II, 60-unit addition increases the number of Ironwood homes to 434.

With the completion of these additional 60 units, Ironwood Heights, located on Ypao Road in the heart of Upper Tumon, will offer 132 high quality, apartment style homes.  With excellent accessibility to employment centers, shopping, Won Pat International Airport, the Guam Memorial Hospital and the Tumon Bay Hotel and Restaurant District, Ironwood Heights appeals to residents of all ages seeking unparalleled convenience in the center of Guam.

Ironwood Heights Phase II consists of 24 two bedrooms and 36 three bedroom units.  Phase I is comprised of 72 units and is fully occupied.  “We are seeing continued high demand for these units,” said Debbie Berg, Ironwood’s Regional Manager.  The two bedroom units are townhouse-style buildings and located on the second and third floors with the addition of a rooftop terrace with views of Tumon Bay and Two Lovers Point.  The three bedroom units are single story apartments that feature spacious floor plans and large closets.  The complex will include 6 ADA accessible units.

All units are fully-protected by fire sprinklers and smoke alarms and include porcelain floor tile throughout, solid surface kitchen counter tops and bathroom vanity tops, washer and dryer connections, major appliances and high efficiency, central air conditioning are included. All windows have tinted glass and typhoon shutters.  New Resident Christine Morales stated “it’s a safe place for a family to live in.  Around the clock security cameras available. And the unit is roomy for an affordable price”.

Ironwood Heights Phase II units will have access to the existing community center, outdoor gazebo and playground.  “The community center will host our resident services including IronKids, an after-school program for elementary school aged children that provides nutritious snacks, homework tutoring and physical fitness programs. Ironwood will also offer adult career and financial training seminars and other community-focused activities,” said Carlos Camacho, one of the owners of Ironwood Heights.  Most of the community activities are offered to residents at no charge.

Rents are expected to be $581 for two bedroom and $642 for three bedroom units.  “By using the Low Income Housing Tax Credit Program administered by Guam Housing and Urban Renewal Authority, , Ironwood is able to offer rents significantly below market.   Once people see it, they understand how different Ironwood communities are from anything else available on Guam,” said Rick Inman another Ironwood principal.   “We strive to build the best communities on the Island and to provide the best value for the rent,” he added.
